Purpose-built accessible homes

Specialist Disability Accommodation (SDA)

Accessible, purpose-built homes designed around people with significant disabilities, so everyday life is comfortable, safe and independent. SIL support available in the same home.

In short

  • Purpose-built, fully accessible homes in established suburbs, close to the communities people know.
  • Designed for people with very high support needs.
  • SIL support can be provided in the same home.
  • Funded through the SDA budget in your NDIS plan.

What it is

Specialist Disability Accommodation (SDA) is housing designed around people with very high support needs, so the home works for you rather than against you. SDA homes are built to the NDIS SDA Design Standard, with features like level access, wide doorways, ceiling hoists, accessible bathrooms and assistive technology built in. Prestige HCA offers SDA homes and can provide the daily support (SIL) in the same home, so one team is responsible for both the house and the care.

Where our homes are. We only provide homes in established suburbs, never in new estates or the outer fringe. Our promise is to help people stay in the communities and areas they've always called home: the same shops, the same faces, the same bus route.

  • Homes enrolled with the NDIS as SDA [design category: Improved Liveability / Fully Accessible / High Physical Support / Robust]
  • Level entry, wide corridors and doorways, accessible kitchens and bathrooms
  • Ceiling hoists, height-adjustable benches and emergency power where required
  • Smart-home and assistive technology
  • On-site overnight staff where SIL is also provided

Who it suits

NDIS participants with SDA funding in their plan, or with an SDA eligibility request under way, who need a home that ordinary housing can't provide. Often, but not always, combined with SIL.

How it's funded

NDIS: SDA is funded in the Capital budget and paid to the SDA provider. Residents also pay a Reasonable Rent Contribution. SIL support, if needed, is funded separately in the Core budget.

No pricing is published; SDA and SIL quotes are prepared for your plan.

Common questions

What's the difference between SDA and SIL?

SDA is the home itself; SIL is the support staff. You can have one without the other, but many people in SDA also have SIL. Next step: read our SIL, SDA and ILO guide.

How do I get SDA in my plan?

You need evidence of extreme functional impairment or very high support needs, usually a housing assessment from an OT, and an SDA eligibility request to the NDIA. We work with your support coordinator on this.

Is Gillies House an SDA home?

No. Gillies House is a SIL home. Our SDA homes are listed separately on the vacancies page as they open, and we arrange visits with you and your supporters.
